'Grandparent factor' playing a role in sales at Luce at Lowry Town Center

There are a number of 'buyer profiles' that are arriving to tour the models at Luce, the new luxury condominium village that's just a 3-minute walk from Lowry Town Center. But exceptionally prominent in that group are older buyers, either living in Denver or relocating from elsewhere, who want to be closer to their grandkids. "The grandparent factor is already very important at Luce," says Distinctive Properties' Rhonda Knop, who along with Cate Dobson counsels buyers at Luce's model home. "There are plenty of people who are attracted to these sizes of units in such a popular location, but the single-level floor plans and their walkability to dining and shopping are a perfect match with buyers who want to be close to their Denver area kids and grandkids."

All of those homes originally began pre-sales in the $600s and $700s...but have now been totally re-priced to as low as the mid-$400s, Dobson adds. "These have a size that buyers just can’t find in new condominiums along the corridor between downtown Denver, Cherry Creek and Lowry."

Relocating grandparents, say Knop and Dobson, are a growing factor in the Denver market, due to Colorado's generally attractive climate and scenic beauty. "The same features that make Denver so appealing to relocating families eventually attract the grandparents, as well," Knop says. At Luce, they find 2-bedroom and 3-bedroom plus study plans, sized from 1,800 to more than 2,200 square feet...all ranch-style, and served by two private spaces in the elevator-served underground parking. Homes have grand fireplaces, big master suites with windows on two sides, and covered terraced big enough for table seating, plumbed for a gas grill.

Residents are within a five-minute drive of Cherry Creek and ten minutes from the sports and cultural attractions in downtown Denver. However, they don't need to use a car at all if they're headed for dinner at The Tavern, or an ice cream at Fergie's, or cocktails at the Soiled Dove or Salty Rita's. Of course, Lowry's 800 acres of trails and parks are just a little further, one within three blocks, and 24-Hour Fitness is within a block.
